Even results, no zebra stripes
A surface cleaner covers the slab at a consistent speed and pressure, so you get one clean finish instead of wand lines running down the driveway.
Concrete Cleaning
Driveway, Sidewalk and Concrete Cleaning
Heavy rain and Gulf Coast humidity push algae and stains into concrete pores. I surface clean driveways, sidewalks, patios and parking lots so they look brighter and are safer to walk on. Every job is done by me, Jeff Dodds, owner of Tangi Power Wash.
What you get
Safer footing
The green and black film that builds up on damp concrete here is slick when wet. Taking it off makes walkways and pool decks less slippery.
Gets into the pores
Algae and mildew sit below the surface on porous concrete. Pre-treating before the clean pulls that growth out rather than smoothing over it.
Driveways to parking lots
Residential drives, sidewalks, patios and commercial lots all get the same approach, scaled to the size of the slab.
How the job runs
Look at the slab
I check the concrete for staining, growth, oil spots and any cracking or loose surface, and tell you honestly what will lift and what will not.
Pre-treat and surface clean
The slab gets pre-treated, then the surface cleaner runs it in overlapping passes for an even finish edge to edge.
Detail the edges and rinse
Edges, corners and steps get detailed by hand, then everything is rinsed clean so no residue dries back onto the concrete.
Common questions
Will the black and green staining come off my driveway?
Organic growth like algae and mildew, which is most of what stains concrete in this climate, comes off well. Rust, deep oil and paint can be stubborn, and I will tell you before I start rather than after.
How often should a driveway be cleaned here?
It depends on shade and drainage more than anything. A driveway under oaks that stays damp needs it more often than one in full sun, so I will tell you what I see at your property.
Do you clean commercial parking lots?
Yes. Sidewalks, entryways and parking lots are part of the same work, and I can schedule around your business hours.
